Where the Gold Coast actually is
The Gold Coast runs from Paru Street and San Antonio Avenue up to Caroline Street, and across to Lincoln Avenue. It is small, and the boundary matters: a house one street outside it is a different comparable set and often a different price per square foot.
What defines it is the housing: Alameda's largest and most architecturally serious nineteenth and early twentieth century homes, on deep lots on wide, tree-lined streets, within walking distance of both Park Street and the South Shore.
Don't call them Victorians
Alameda historians push back on the blanket term, and they are right to. The Alameda Post ran a series titled "Don't Call them Victorians" for exactly this reason. "Victorian" describes a British monarch's reign, not a building style, and a street here can contain four distinct styles built forty years apart.
The local framing uses seven styles, in rough chronological order:

- Italianate
- Eastlake, formerly called "Stick"
- Queen Anne
- Colonial Revival
- Craftsman
This is not pedantry when you are transacting. Style determines how a house was framed, where its systems run and what a restoration costs. An Italianate and a Craftsman of the same square footage are different renovation projects, appraise against different comparables and attract different buyers. Marketing that flattens all of it into "Victorian" leaves money on the table.
For buyers, budget for a full inspection set. On housing this old, foundation, sewer lateral, roof, electrical and pest reports are not optional. In California the Transfer Disclosure Statement is statutory; the Seller Property Questionnaire is a C.A.R. form rather than a statute, though most Bay Area sellers complete it.
What Gold Coast and nearby homes cost
The figures below come from the Kate McCaffrey Group's first-quarter 2026 report. They are averages, not medians, on very small samples, and averages on four or five sales move sharply when one large house trades. Read them as texture, not an index.

The honest range for the Gold Coast is roughly $1.8 million to $2.3 million depending on period and sample. I would not quote a year-over-year change. The published one rests on eight sales from late 2025, and a percentage built on eight transactions of houses this varied tells you about those eight houses.
Alameda is the East Bay's one softening market
This is the part most Gold Coast sellers have not priced in yet.
Per Redfin, for the three months ending June 2026, Alameda's citywide median was $1,184,855, down 2.1% year over year, with 158 homes sold, a median 17 days on market, 70.3% of homes selling above list and $728 per square foot. Alameda is the only major East Bay city showing all four of these at once: a declining median, declining price per square foot, lengthening days on market and a falling share of homes selling above list.
In the same Redfin release, Berkeley sold in 15 days with 83.1% above list, El Cerrito in 14 days with 90.4%, and San Leandro in 15 days with 69.5%. None of that makes Alameda a bad place to own. It does mean a Gold Coast listing priced off a neighbor's 2024 sale will sit, and that preparation and a complete disclosure package count for more here than in a 14-day market.
Living here: ferry, schools, Park Street
The ferry is the strongest single selling point on the island. Alameda Seaplane Lagoon to Downtown San Francisco runs about 20 minutes, arriving at Gate F1, weekdays only, with westbound service between 6:30 AM and 8:25 PM. Fares effective July 1, 2026 are $5.10 adult one-way, $2.50 discounted, and free for children under five.
Schools are a genuine strength. Alameda Unified ranked 226th of 1,543 California districts in 2025, better than 85.4% of them and up 12 places, with 8 of its 16 schools rated five stars. Regular attendance runs 87% against 81% statewide.
Park Street is the commercial anchor. The Park Street Historic Commercial District has been on the National Register since May 12, 1982, with 72 contributing buildings roughly bounded by Oak Street, Park Avenue, Lincoln Avenue and Encinal Avenue. Its landmark is the 1931 Alameda Theatre, an Art Moderne building by Timothy L. Pflueger at 2315 to 2323 Central Avenue.
