Those numbers tell you the market is functioning. They tell you almost nothing about your house. Three things to read out of it. North Berkeley is quoted as a range because The Berkeley Report puts the Q2 2026 median at $1,800,000 while Redfin's June 2026 figure is $1,599,444 — two honest measurements of different samples on 36 sales. Elmwood's $2,217,930 is a Zillow index of all homes rather than a median of what sold, which makes it a directional signal and a poor listing price. And in the Berkeley Hills, 72 sales produced 86% over list with only 6 price reductions across 99 active listings.
What actually moves your number
In rough order of impact, after location:
- Condition and systems. Foundation, roof, sewer lateral, electrical and drainage. In Berkeley's older stock these are where buyers price risk, and risk gets priced conservatively when contingencies are waived.
- Floor plan and light. A functional third bedroom and usable flat outdoor space change the buyer pool. Changing the buyer pool is what changes price.
- Architectural integrity. Berkeley was the epicenter of the brown shingle and First Bay Tradition: Maybeck, Julia Morgan, Coxhead, Polk, John Hudson Thomas. Buyers pay for an intact example and discount a badly modernized one.
