El Cerrito sits in western Contra Costa County, wedged between Albany to the south and Richmond to the north, with Kensington on the hill above it. The 2020 census counted 25,962 residents across 3.7 square miles. San Pablo Avenue carries most of the commercial life, anchored by El Cerrito Plaza.
Local trivia: Creedence Clearwater Revival formed here in 1959, and the city's namesake little hill, Albany Hill, is actually across the border in Albany. What matters more to a buyer is that a city of 26,000 people has two BART stations. That fact, more than any other, sets the floor under El Cerrito values.

El Cerrito's median has run roughly $1.18M to $1.29M across 2026 while price per square foot rose slightly, which means the median is bouncing on what sold in a given quarter rather than on real price movement. Two BART stations and 4.5 miles of greenway
El Cerrito Plaza and El Cerrito del Norte are both in city limits. El Cerrito Plaza opened January 29, 1973, is served by the Orange and Red lines, and averaged 2,268 weekday riders in 2025. Its catchment reaches past the city: southern El Cerrito, northern Albany, Kensington, and parts of Berkeley and Richmond. The Red Line is a direct, no-transfer ride into San Francisco.
The Ohlone Greenway runs 4.5 miles from Ohlone Park in Berkeley to Baxter Creek Gateway Park in Richmond, alongside the elevated BART structure, and roughly 2.6 of those miles are in El Cerrito. It is built on the former Key System "G" Westbrae line and Santa Fe rights-of-way. In practice, most of the city can reach a station on a separated path, which is rare.
The 750 homes coming to El Cerrito Plaza
BART's transit-oriented development at El Cerrito Plaza is approximately 750 residential units across six buildings, on a roughly four-year build. Station parking drops from 761 spaces to 145, and the north lot closed starting in November 2025.
Both halves matter. Adding 750 households within a few hundred feet of a station changes the retail base and the daily rhythm of the neighborhood. Cutting parking by more than 80% changes who can realistically use the station and pushes value toward homes that reach it on foot or by bike. Buying within walking distance means several years of construction and then a materially different place. Schools: the honest version
El Cerrito is in West Contra Costa Unified, a district of 63 schools and 29,284 students. GreatSchools notes that a larger number of schools in this district are rated below average. We say that plainly because buyers find it out anyway, and after closing is worse.
The picture is uneven rather than uniformly weak. El Cerrito High is rated 7 out of 10 on GreatSchools and Korematsu Middle 4 to 5.
