Choosing a city is the largest decision you make before you ever see a house. We read every closed sale in the nine Bay Area counties — 100,076 of them this past year — and measure what each market actually did: which way prices moved, how fast homes sell, and how far below the real price they get listed. Start with a city you are considering.
In Albany, Berkeley, El Cerrito and Kensington, homes are listed more than 23% below where they finally sell — it is how those markets are run. In Napa, Sonoma and St. Helena, homes sell at or below asking. Budget against the sale price, or you will spend months bidding on houses that were never in range.
El Cerrito gained 7.1% this past year. Kensington, which it borders, lost 8.5%. The two are 1.8 miles apart and both sit ten miles from downtown San Francisco. Distance from the city explains a great deal about the region as a whole and very little about any single town in it, which is exactly why the choice is worth doing properly.
The median home takes 14 days from list to contract in the inner East Bay, and 40 to 80 days in Sonoma and Napa. One of those markets needs you underwritten and decisive before you tour anything. The other rewards patience and a lower opening number.
